initial design study

Helping define a clients requirements [writing a brief]

It reviews the topography, local area and specific details of your property, any listing restrictions and reviews options for internal and external reconfiguration or expansion and remodelling.
Design and planning applicaton
These are detailed annotated designs that can be submitted for planning approval and to ensure you understand and are confident the design meets your brief.
These documents can then be used for gaining a certificate of lawfulness, in the case of permitted development or applying for planning permission or briefing a builder to give an order of cost for the work.

Fixed price
Feasibility Report
This is where we work with you to understand your brief, and look at the feasibility options for creating full design options, usually 3, to review and consider. It details out all considerations for planning approvals and will provide internal sketch visiualisations
Detailed design and tender
these are detailed techical drawings that coordinate with structure and services that are used for:
building control sign off,
fixing a tender price with your builder
Fixed price
Pre planning application
These are concepts that can be submitted at the end of the process for planning application
Contractor support
The building contractors always like to defer back to the architect when building against the detailed anotated plans. In particular for heritage or conservation schemes where working with building control is a close relationship. Having your architect availble for key points throughout the build can make a huge difference to closing down queries and gaining approvals.
This is a time and materials based agreement.
